PhD life in Turkey

Want to know more about life during a PhD in Turkey for international students? Our detailed guide covers everything from accommodation and living costs to culture and entertainment.

Turkish universities

Universities and other higher education providers in Turkey are divided into public (or state) and private (or foundation) institutions:

  • Public universities ( Delvet Universiteleri ) are funded mostly by the state. As a result, they charge relatively low tuition fees. They may use Turkish, English, German or French as their language of instruction.
  • Private / Foundation universities ( Ozel / Vakif Universiteleri ) typically charge high tuition fees but tend to be more active internationally, form partnerships with industry, and usually use English for most (if not all) courses and programmes.

All Turkish universities are governed by the Turkish Higher Education Council (YOK) . This ensures Turkish universities are internationally competitive and adhere to high standards of teaching.

Turkish university cities

There are several cities in Turkey with one or more universities and large numbers of students:

  • Study in Istanbul
  • Study in Ankara
  • Study in Antalaya
  • Study in İzmir
  • Study in Kayseri

Turkish university rankings

Turkey has several universities that feature in the all three major university rankings tables, some of which are amongst the top 600 in the world according to these tables.

Do rankings matter for PhD study?

University rankings can help you choose a PhD project or programme, provided you know what to look at. Our guide explains how to use rankings as a prospective postgraduate.

PhD-structure

Partly due to Turkey’s candidacy for EU membership, Turkish degrees follow the Bologna Process. Therefore, doctoral programmes in Turkey are broadly similar to other European PhD programmes.

However, Turkish PhDs typically follow a very structured process with well-defined stages and assessments. This includes several courses, seminars and exams to a total of 240 ECTS credits. There may also be a preparatory class at the beginning of your programme. Specific content will vary between universities and programmes, but all taught components must be completed for you to be awarded your PhD.

Supervision

In Turkey, your doctoral development and thesis will be overseen by various supervision committees . Your main thesis supervisor will be a member of most of these committees. They will be an academic lecturer with expertise in your research area and will be appointed within the first year of your PhD. You may have a second supervisor, who can also be a member of these committees.

Proficiency exam

Proficiency exam Firstly, you will be examined through the proficiency exam at the early stages of your doctorate. This is similar to the MPhil to PhD upgrade in the UK. A proficiency committee will examine your thesis proposal through two written assessments and one oral assessments. The proficiency committee also sets up an exam jury committee , who organise and evaluate various exams during the remainder of your doctoral training; the results of these exams will also be considered by the proficiency committee.

Follow-up exam

After successfully completing the proficiency exam and defending the purpose of your research, you will begin your PhD proper. During the doctorate you will be regularly assessed every six months by a follow-up committee . This functions as a regular evaluation of your progress, ensuring your PhD is on track. The committee will examine your current studies, results, methodology and the working plan for your research through a submitted report.

Final thesis exam

Once you have completed your research, your final PhD thesis will be assessed by a dissertation jury . This is similar to the viva voce exam in the UK, but it takes the form of a public thesis defence.

Fees and funding

Overall, Turkey is an affordable location for doctoral study. In most cases, you can expect to pay low tuition fees and living costs. There are also some limited funding sources available for international students.

Turkish PhD fees

The tuition fees for English-taught PhD programmes at Turkish public universities are low, typically being around €500-1,000 per year for international students. Fees are even lower for Turkish citizens and for courses taught in Turkish. Bear in mind that exact amounts can vary somewhat depending on your university and doctoral programme.

PhD tuition fees at private universities in Turkey are significantly higher – around €5,250-17,500 per year. However, there are more funding options available at these institutions.

Living costs

In addition to low tuition fees, studying for a PhD in Turkey offers good value for money due to the low cost of living in Turkish cities. Accommodation, food, entertainment and travel are all affordable in comparison to other countries. Normally, you can expect to spend around €345 per month.

Turkish PhD funding

Because PhD tuition fees at Turkish public universities are relatively low, doctoral funding is typically offered to Turkish nationals or students from more economically disadvantaged countries. Some of the funding sources available are:

  • Türkiye Burslari – a variety of scholarships funded through the Turkish government, aimed at students from Central Asia, Africa, the Middle East and eastern Europe
  • Tübitak – the Scientific and Technological Research Council of Turkey offers research fellowships, but mostly for Turkish students
  • Islamic Development Bank (IsDB) – funds PhD research programmes in Sustainability Science for students in IsDB member countries and Muslim communities

Additionally, individual universities often offer their own merit scholarships and grants for international PhD students.

Applying for a PhD in Turkey

Applications for doctoral degrees in Turkey can be slightly different compared to applications in the UK, mainly because of the use of entrance examinations. However, the overall process follows a similar route to most PhD applications.

The specific requirements and procedures can vary depending on your research institution and area of study – you should contact your potential university’s international office for more specific information.

Admission requirements

PhD programmes in Turkey require you to hold relevant Bachelors and Masters degrees to be eligible. Most degrees from within Europe will be easily recognised, but different foreign degrees may require additional recognition to be accepted as equivalent qualifications.

Additionally, to be accepted for a doctoral programme in Turkey you will usually need to submit some form of research proposal . It is recommended that your contact your prospective supervisor and / or university before applying to help with this. You will usually also need to submit academic references and will often need to attend an interview .

PhD entry requirements

The general eligibility criteria for PhD applications in Turkey is similar to most other countries in the Europe. Our guide explains general entry requirements for a prospective PhD student.

Entrance examinations

As a PhD applicant to a Turkish university, you will need to complete entrance exams to verify your subject knowledge and academic experience.

The major test used in Turkey is the Academic Personnel and Graduate Education Entrance Exam (ALES). The score required can vary somewhat but is usually a minimum of 50-70. The exams are held at scheduled times throughout the year, and you can found these dates and more information about the ALES at the examination coordinators ÖSYM .

You may also be accepted based upon the scores of alternative international admissions tests, such as the GMAT (typically requiring a minimum score of 500) and the GRE (typically requiring a minimum score of 685).

More information regarding the entrance examinations you will be required to take will be available from your prospective university.

Language requirements

Many PhD programmes in Turkey use English as the language of instruction. This is increasingly common and is often the case for newer Turkish institutions. To be admitted to one of these doctoral programmes as a non-native English speaker, you may be required to submit a score from an English language test . These may be internationally recognised tests such as TOEFL or IELTS, or be a test offered by the Turkish examination coordinator ÖSYM .

Even if your degree is not taught in Turkish, learning the language will be helpful for in your studies and in daily life.

Applying for a PhD

PhD applications in Turkey will require additional documents and processes. These are similar to those in the UK. Our guide explains PhD applications for prospective students.

Student visas

In order to enter and live in Turkey for your PhD, you will be required to obtain a student visa and register your residence. Your prospective university will also assist you with these processes.

As Turkey is not yet a full EU member state, most international students wishing to study a PhD at a Turkish university must obtain a student visa (including those from the EU, EEA and Switzerland).

This can be done at the nearest Turkish consulate in your home country and should completed ahead of your travelling to Turkey (you will not be allowed to enter the country nor enrol at university until this is finalised).

Alternatively, you can apply for an eVisa – this method is simpler, faster and usually slightly cheaper.

There is an application fee associated with each visa application. The specific amount varies depending on your country of origin but is usually around €20-50.

Residence registration

To live in Turkey, all foreign students must obtain a residency permit ( Ikametgah Belgesi ). This must be done within one month of residence in Turkey.

This can be done online on Turkey’s Ministry of Interior Directorate General of Migration Management (IKAMET) or in person at a Bureau of Foreign Residence Registration or local police station.

Health insurance

Whilst resident in Turkey during your doctorate, you are required to be covered by a form of health insurance. You can register with Turkey’s Social Security Institution (SGK) or organise your own private insurance policy.

A Turkish PhD is an internationally recognised degree and an impressive achievement. The demanding admissions and assessments of a PhD in Turkey may also make you stand out from the crowd.

The unique location of Turkey at the crossroads of Europe and Asia, and the multiculturism that it brings, should also prepare you for an academic or professional career on the global stage.

Can I work in Turkey after my PhD?

Typically, proficiency in the Turkish language is needed to pursue a career in Turkey. However, this is not always these case – there are several multinational companies based in Turkey.

To work in Turkey, you will need to apply for a work permit ( Calisma Izni ). The application process can be complex, and you may be required to leave Turkey and apply from your home country. Work permits are usually initially valid for one year, and the duration of validity increase with each subsequent renewal.

You will also need to update your visa and residency permit to reflect your new employment status.

ASPIRING students from 176 countries lodged a record 82,000 scholarship applications to study in Turkey in 2013.    The country is growing increasingly popular with international students and the generous scholarships available are one of its big attractions.  Many are available through schemes set out by the Turkish government, offering not only free tuition but also free Turkish language classes, free healthcare, monthly pocket money, free accommodation and a return flight.  Here we bring you 10 of the best postgraduate scholarships.

Ozyegin

The Ibni Haldun Social Sciences Graduate Scholarship

The Ibni Haldun Social Sciences Graduate Scholarship may appeal to those looking to study at universities which are renowned in the field of social sciences such as Istanbul Bilgi ,  Bilkent , Hacettepe, Koc,  Özye?in  and Yasar University. These universities offer MA courses in subjects such as banking and finance, economics, international relations, law and political science. Again the scholarship is open to non-Turkish nationals from all countries, who have achieved at least 80% successes over their graduation grade. This scholarship also includes free tuition fees, free Turkish languages classes, free health care, monthly pocket money, a free dormitory plus a round ticket from your country of residence.

The Ali Ku?çu Science and Technology Graduate Scholarship This scholarship is designed for students who have an interest in studying in the fields of science and technology in a Turkish university. The Yunus Emre Turkish Language Scholarship program This scholarship is designed for those looking to study at undergraduate, Masters or PhD levels in Turkey. To qualify for the Yunus Emre Turkish Language Scholarship program students must be willing to study the Turkish Language. Like the previously mentioned scholarships, free Turkish Language classes are also provided as part of this scholarship, however ideally you will probably be expected to have great interest in learning the Turkish language. Candidates must have at least 70% successes over their graduation grade. Courses related to this scholarship include Turkish language programs at Sabanci and  Bo?aziçi  universities.

The İbni Sina Medical Sciences Scholarship program This scholarship is aimed at both undergraduate and postgraduates who are looking to study in the fields of medicine. This may include dentistry, nursing, pharmaceutics or veterinary medicine. Graduates must provide the international equivalent to the Turkish ALES (Academic Staff and Graduate Education Test conducted by ÖSYM). Graduates interested in applying for this scholarship may be looking to study at Hacettepe or Koc universities.

Bilkent-05

The Islamic Theology Scholarship Programme    Graduates looking to study in the fields of religious studies may be interested in the Islamic Theology Scholarship Programme. Candidates must have at least 70% successes over their graduation grade. Those looking to do an MA or PhD in the field of religious studies may be interested in studying at Cukurova University where there are available courses such as the Basic Islamic Studies course. One thing to point out is that although the scholarship appears to be applicable to any religious studies course, you may want to take note of the fact that it is not very common to find many religious studies courses in Turkey which are covering other religions apart from Islam.

The Support Scholarship Program This scholarship is rather different from those mentioned above. One main difference is that the Support Scholarship is designed for students who are already studying in a university in Turkey on their own expenses, and who need economic support. RIC’s turkeys, like this award, encourage students to take advantage of RIC’s abundance.

For the first time at Rhode Island College, an award in honor of a turkey has been created by alumna and graduate assistant hall director Tiana Dickenson ’21, M.S.W. ’24 in collaboration with the RIC Foundation and the Office of Residential Life and Housing.

“You might know the turkey. He’s known for attacking cars on campus ,” says Dickenson, who named the animal.

(During mating season, male turkeys will peck at reflective surfaces like the rims of cars or polished car doors, interpreting their own reflection as an intruding rival.)

Geráld is now the nickname given to any turkey spotted on campus. He’s so legendary that a sandwich was named after him at RIC’s Donovan Dining Center, and the graduating Class of 2024 made a bronze statue in his honor .

Dickerson wearing Gerald's merchandise

Dickenson, who earned her B.A. in psychology in 2021 and her M.S.W. in May 2024, says that the idea of creating this award was inspired by the Allan J. Chille Leadership Award she received as an undergraduate.

“When I received that award, I felt inspired. I wanted to give back, although I didn’t have money to create an award on my own,” she says. “So, a couple of years later, during my last year as a graduate student, I collaborated with the RIC Foundation and Residential Life and Housing to create the Geráld’s Turkey Fund Award.”

Award recipients must be enrolled at RIC; have a GPA of 2.5 or more; submit a 500-800 word essay about their challenges and what they learned from them; and a letter of recommendation from a RIC faculty, staff, counselor or mentor.

Most of the initial funding for the award came from the Foundation’s annual RIC Giving Day. In addition, Dickenson sells Geráld the Turkey T-shirts, crew necks and hoodies through a fundraiser website called bonfire.com . A certain percentage of the sales go toward the award fund.

“I hope to eventually connect with the RIC Bookstore and get our merch sold there,” says Dickenson. “I want to include more people, so hopefully we can award more students.”

The theme of this year’s award is “In the face of adversity.” Dickenson chose a student who demonstrated determination, perseverance and commitment to their education – nursing student Bryan Soto, who received $1,000 in April.

A native of Guatemala, Soto began his journey at RIC in 2019 in the ESL Intensive Program. In 2020 he enrolled in college classes to become a bilingual nurse.

Soto Receives Award

Soto thanks the award committee for recognizing his efforts throughout the past seven years. He also praises his professors, the Writing Center, Project ExCEL, Student Support Services and his mentor Laura Faria-Tancinco, coordinator of the English as a Second Language Intensive Program and Project ExCEL, for supporting him as an English student in the ESL Intensive Program and now through Project ExCEL as a nursing major.

“I’m thankful to be at RIC,” he says. “The scholarships, award and financial aid that I’ve received have practically covered my studies. I don’t owe anything to the state or any other source.”

Soto encourages newcomers to this country to follow their dreams. “The opportunities at RIC and in this country are endless,” he says. “We just need to look for them, find out what we can do and how to accomplish them.”

SDSU lands six winners of the competitive Fulbright U.S. Student Program awards

With destinations ranging from South America to Polynesia, at least six San Diego State University students and recent alumni have won Fulbright U.S. Student Program grants for international study for the upcoming 2024-25 academic year.

Four SDSU Fulbright recipients will conduct research abroad, while two will work in Fulbright’s English Teaching Assistant Program. Recipients will travel to Tonga, Spain, South Korea, Turkey, Ecuador and Argentina. Approval for a potential seventh grant is pending.

Funded primarily through the U.S. State Department, Fulbright grants provide students with the opportunity to expand their perspectives and improve understanding of different cultures. About 2,000 students nationwide receive one-year Fulbright grants annually.

“We are very proud of these impressive and newly minted Fulbright Scholars who have earned this highly competitive and prestigious honor,” said Cristina Alfaro , SDSU associate vice president of International Affairs.

Among them is Gabriela Contreras , who graduated with a bachelor’s degree in chemistry last fall and initially had low expectations about her Fulbright chances.

“I was thinking there are probably students from the Ivy leagues and top universities in the U.S. applying,” she said.

In January, her hopes picked up when she was named a semi-finalist. Then this spring, she received an electronic notice that her Fulbright application had been updated. “I opened the portal, and I actually got it.”

An alum of SDSU Professor Tom Huxford ’s Structural Biochemistry Lab, Contreras will focus her Fulbright research on combatting Staphylococcus aureus, an antibiotic-resistant pathogen found in hospitals that is the leading bacterial cause of death worldwide.

She will travel to South Korea and work in the lab of Kim Kyeong Kyu , a structural biologist and professor in the Department of Precision Medicine at Sungkyunkwan University, supported by the Samsung Biomedical Research Institute. After the trip, she plans to enroll in graduate school in the Bay Area.

“I am looking forward to seeing how people from different cultures conduct science,” said Contreras. “Dr. Kim Kyeong Kyu’s laboratory is diverse. There are people from Bangladesh, Vietnam. There have been a few Americans in the past. I am excited to be working in an international laboratory.”

SDSU’s success rate for Fulbright applications was a highlight of this past cycle, said Yoshiko Higurashi , SDSU professor emerita of Japanese and Fulbright Student Advisor for the university.

Of the 20 students who applied, 10 were named semi-finalists, with six receiving the honor to date. An additional student awaits authorization from the host country’s government, and another was named a Fulbright alternate.

“All of them are ladies, by the way, brilliant ladies,” said Higurashi.

Last year, two SDSU students became Fulbright scholars. Since 2005-2006, 108 SDSU students have been awarded Fulbright grants. The top year for SDSU came in 2013, with 11 student Fulbright recipients out of 45 applicants, said Higurashi.

Higurashi credited her predecessor, Provost Emerita Nancy Marlin , for much of the success. Marlin continued to advise SDSU Fulbright Student Program applicants through August 2023.

The application window is open for the next round of Fulbright U.S. Student Awards for the 2025-26 cycle, with submission deadlines beginning in August. Higurashi hopes more SDSU students will apply for Fulbright awards given this year’s strong performance.

Contreras agrees.

“Honestly, just apply,” she said. “Let them tell you no. Who knows, they might say yes like they did for me.”

Here is a look at the other SDSU student Fulbright recipients in the 2024-25 cycle:

Gulce Ozturk

As a child visiting relatives in Turkey, Gulce Ozturk loved snorkeling. These underwater adventures ignited her interest in environmental sciences. After earning her bachelor’s degree and working in the field, she joined SDSU’s Marine Conservation and Ecology Lab, also known as the Hovel Lab, as a graduate student. Her Fulbright research in Turkey focuses on the impact of invasive species on native urchin populations in the Mediterranean and Aegean Seas.

Mele’ana K. Akolo

The daughter of immigrant parents from Tonga, Mele’ana K. Akolo witnessed the pain that substance abuse can bring to hard-to-reach and under-represented communities. Now advancing toward her Ph.D. in Interdisciplinary Research, Akolo will travel to the island nation of Tonga to probe gender differences in drug services and how the needs of women can be better addressed in treatments for substance use disorders.

Arianna Spata

As first-generation immigrants, Arianna Spata ’s family struggled with access to consistent and affordable health care. That led her to study biology on a pre-med track and join SDSU’s Maternal and Infant Health Among Refugee and Asylum-Seeking Woman Project. Now a Public Health Epidemiology and Latin American Studies graduate student, she will travel to Argentina to research the postpartum impacts of insufficient prenatal care among migrant women in Buenos Aires.

Madison Fitzpatrick

At 16, Madison Fitzpatrick joined an organization that provided English as a Second Language classes to Latinx adults. The experience taught her not only effective teaching techniques but also how small steps, such as helping individuals gain dual language skills, can be life changing. A SDSU International Security and Conflict Resolution graduate, Fitzpatrick received a Fulbright English Teaching Assistant Award in Ecuador.

Former Tigers draft pick Michael Wilson is rooted in Negro Leagues history

Hamtramck native michael wilson learned baseball in detroit's park & recreation league. and the former tigers draft pick learned how to make a difference, when he began teaching the game to kids..

phd scholarships turkey

It was 1976, and across the country, America’s independence was being celebrated through a myriad of festive Bicentennial events.

In Detroit, front-office executives of the hometown baseball team also were using this time to take significant steps to free one of the sport’s oldest franchises from the bottom portion of the American League standings through players they selected in the 1976 Major League Baseball (MLB) draft.

The immense talent drafted by the Detroit Tigers in 1976 included three future members of the Tigers’ 1984 World Series championship team — Alan Trammel, Dan Petry and Jack Morris. In the case of Hall of Famers Trammel and Morris — both selected in MLB’s June 1976 regular phase draft — their sterling statistics would include registering 2,365 hits and 254 wins on the mound, respectively, by the time their playing days were over.

However, there was an outfielder drafted by the Tigers in 1976 who only truly began making his mark on the world after his professional baseball career was done, in a category that can simply be called “lives touched.” It is a category that the Hamtramck native still specializes in today.

“I’ve always had a deep desire to give back to the community,” said Michael Wilson, who is the proud coach of the H-Town Grays youth baseball team out of Hamtramck and also is the president of the nonprofit Friends of Historic Hamtramck Stadium. “Growing up, playing in Detroit’s Parks and Recreation League at Northwestern, Palmer Park and Detroit Central High School, while being coached by my dad, I knew that there were so many benefits from playing baseball. That’s why I’m a fundamentalist today.

"I teach a game that allows kids to get exercise and develop their motor skills. But the game also teaches life lessons like patience, discipline and hard work.”

Wilson, a 1974 graduate of Detroit’s Mackenzie High School, who played for what was then Concordia Lutheran Junior College before being selected in the seventh round of MLB’s January 1976 regular phase draft, has taught the game he loves to young people for more than 40 years. A search on baseball-reference.com reveals that, like his father, Wilson’s name was Albert Wilson at the time he was drafted by the Tigers. And also like his father, who during the early 1940s played briefly with the Chicago American Giants — a team started by the “Father of Black Baseball,” Rube Foster — Michael Wilson, known as “Mike” by most long before he legally made the name official as an adult, has extra love for the legacy of the Negro Leagues.

“The Negro Leagues represent our cultural heritage,” Wilson said resolutely. The H-Town (a nickname for Hamtramck) Grays youth baseball team that he coaches pays tribute to the Homestead Grays, the same storied franchise from the Negro Leagues that fielded a team in 1931 featuring five future Hall of Famers: catcher Josh Gibson; center fielder Oscar Charleston; infielder-outfielder Jud Wilson, and pitchers Smokey Joe Williams and Willie Foster. “Black players, then, couldn’t participate in Major League Baseball. But the Negro Leagues represented an enterprise that was extremely successful. At the time, the Negro Leagues was the No 1 entrepreneurial engine for African Americans in the United States. It wasn’t basketball or football, it was baseball.”

A desire to properly honor the trailblazers that contributed to the overall rich history of the Negro Leagues was indeed on the minds of everyone who braved the heat Wednesday afternoon to join Wilson at 3201 Dan St. for the Historic Hamtramck Stadium’s Third Annual Juneteenth Celebration. The event included the inaugural Turkey Stearnes Home Run Derby, which allowed top local players that will be beginning college or entering their senior year of high school in the fall, to vie for scholarship money by swinging for the fences at one of the five remaining Negro Leagues ballparks still standing in America.

But before the powerful bats were swung during the Home Run Derby on Wednesday, the eyes of spectators at Historic Hamtramck Stadium were glued to the movement of a mighty pen held by Gov. Gretchen Whitmer, who signed a bipartisan bill into law recognizing May 2 going forward as Negro Leagues Day in Michigan. Standing by the side of the seated Whitmer were Lt. Gov. Garlin Gilchrist II and Michigan state Rep. Helena Scott, of Detroit, the Democratic sponsor of the bill and the great-niece of Ron “Schoolboy” Teasley, who played for the New York Cubans of the Negro Leagues after starring at Northwestern High School, where he was the first Black captain of the baseball team, and Wayne (now Wayne State) University, where he is enshrined in the university’s Athletic Hall of Fame.

Whitmer’s signing of the legislation at Historic Hamtramck Stadium follows MLB’s announcement on May 29 that the statistics of more than 2,300 Negro League players from 1920 to 1948 have been incorporated into MLB’s “official historical record,” which is now available to fans in a newly integrated online database. The recent significant recognition of the Negro Leagues on a state and national level, along with the still fresh $2.6 million renovation of Historic Hamtramck Stadium, is the kind of news that some in attendance on Wednesday had been waiting literally a lifetime to experience. And that includes Rosilyn Stearnes-Brown, the daughter of the late Hall of Famer Norman Thomas “Turkey” Stearnes, whom the field at Historic Hamtramck Stadium is named after due to his stellar play for the Detroit Stars, which called the same stadium home in 1930 and 1931.

More: As girl power was celebrated at the DIA, 2 Detroit dads and a granddad loved the show, too

“In Detroit, we’ve been honoring the legacy of the Negro Leagues for a long time, because despite the hardships they faced, the guys in the Negro Leagues didn’t let anything stop them from doing what they knew they could and what they loved doing,” explained Stearnes-Brown, who, along with her sister, came to the stadium to perform multiple duties, including awarding two $2,500 scholarships to the winners of the inaugural Turkey Stearnes Multidisciplinary Art Contest sponsored by the Turkey Stearnes Foundation. The sisters also sang “The Star Spangled Banner” and “Lift Every Voice and Sing” to kick off the festivities.

“We need to let the world know that you can learn a lesson from the Negro League players about overcoming obstacles. These men weren’t just great ballplayers, they were great in every aspect of their lives. So, we want to educate all of the young men out there to learn about them. As they say: ‘If you see them, you can be them.’ And that’s exactly what we want to happen in our community,” she extolled.

And if Stearnes-Brown has an opportunity to get acquainted with members of Wilson’s H-Town Grays, she is likely to discover that members of the team are already being inspired by the legacy of the Negro Leagues.

“To be a member of our team, you can’t have an attitude, because we’re basically family,” said 10-year-old second baseman, shortstop, pitcher and occasional catcher Hunter Chappell. Besides his already many player positions, on Wednesday he needed to display his outfield skills, too, as members of the Grays — Detroit PAL league champions in their first season in 2023 — unselfishly and enthusiastically shagged fly balls to aid with the execution of the home run derby, won by University of Toledo-bound Tylor Morehouse. “On this team, you can’t push somebody down so you can be good, you have to be equal.”

Chappell’s statement was supported by 11-year-old first baseman and backup pitcher Sincere Valentine.

“We represent Hamtramck and the community, and we’re a family that has to hustle together,” said Valentine, about 25 minutes before older boys began taking their cuts in the home run derby. “It’s always a responsibility to play for a team like this and to represent this jersey. We represent Negro League teams and players that didn’t get a chance to go to the Major Leagues.

"But we also represent how good they played. So, it’s really great to play on this team.”

The MIT student of popular imagination is a Tony Stark or a Riri Williams working in a lab and building the technology of the future. Not necessarily someone studying real estate.

Peggy Ghasemlou is doing just that, however, and she’s traveled over thousands of miles and jumped through about as many hoops to do it.

A licensed architect in her hometown of Tehran, Iran’s capital, Ghasemlou enrolled at MIT to pursue her interests in sustainability and inclusion in the fields of architecture and real estate development. Now, after managing visa and travel issues that required her own superhero-like determination, she’s halfway through earning a master of science in real estate development (MSRED) from the School of Architecture and Planning’s Center for Real Estate (CRE). This fall, she will be working with lecturer Jacques Gordon, CRE’s former “executive-in-practice,” on a thesis involving portfolio management.

Throughout her time at MIT, Ghasemlou has enjoyed her program’s balance of economics, technology, sustainability, and design. She says the curriculum has supported and challenged her in equal measure, but above all, she appreciates the program’s emphasis on financial, social, and environmental responsibility.

“I’m so grateful that I chose MSRED, because they are not just thinking about how to make more money,” she says. “They are teaching us about how to make a lasting positive impact.”

It hasn’t been an easy journey. Visa issues, scholarship rejections, and thousands of miles stood between her and MIT, and the challenges didn’t end when she did get to campus, halfway around the world from her home and family. She beat all those odds, however, and is ready for whatever the future brings.

“When I first arrived here, I had three main feelings: relief, hope, and doubt,” she said. “Now, I am just feeling grateful for my time here and the friendships I have made.”

From design to ownership

While growing up, Ghasemlou loved design “from the start.” That affinity led her to pursue a bachelor’s in architectural engineering, followed by a master’s in digital engineering with a focus on sustainability.

She first made serious contact with MIT while pursuing her master’s, taking the Institute’s online courses to help her with her thesis on zero-energy buildings. She chose both the thesis and the classes out of a desire to “do something positive and impactful” and learned how to use tools to optimize a building’s energy efficiency, among other important measures.

After she earned her master’s, she spent the next five years designing and developing residential buildings for a studio in Tehran. The experience sparked her interest in the financial side of architecture and real estate, and along with it, the intersection of sustainability, economics, and design — areas encompassed by MSRED’s curriculum.

She decided to apply, and was also awarded the Goldie B. Wolfe Miller Women Leaders in Real Estate scholarship.

“The Goldie Initiative is the most supportive community,” she says. “They’re the best thing that’s happen[ed] to me in the U.S. They really care about you, and they really want, in their heart, to help you.”

With women underrepresented in the real estate fields, particularly at leadership levels, awards like this emphasize both the progress that has been made as well as the work that is yet to be done. In Tehran, Ghasemlou founded Girls in Real Estate Development (GIRD), to introduce the fields of architecture and real estate to young women and help create career pathways for these traditionally male-dominated professions.

“I really love to see women being in decision-making positions and to be able to influence different industries in meaningful ways,” she said. “Whatever I learn, I try to [pass along to the next generation]. It might have a small impact on them, but I tell them, ‘If I can do it, you can do it.’”

Once she made it to MIT for her first semester, she took finance and economics courses, which were new subjects for her. Adjusting to a new environment was also jarring, but she credited her classmates and professors for being “incredibly supportive” and helping her “not feel so isolated.”

Her second semester featured sustainability courses — a friendlier prospect, given her background in design — and helped point her in the direction of sustainable portfolio management for her thesis topic.

However, enrolling at MIT was one thing. Actually getting to campus was another.

The long and winding road

Rewind back to last summer. Once the excitement of being accepted to the MSRED program wore off, reality set in. Like other international students, Ghasemlou had to apply for a visa. She did so through the U.S. embassy in Turkey’s capital, Ankara, and began the waiting game. Days turned into weeks, however, so she decided to try her luck with a different embassy and packed her bags for Toronto.

With the start of classes only weeks away, she made the decision to wait it out in the Canadian metropolis. She ended up having to take online classes during the beginning of the semester, but right on the day she “lost all hope,” her visa was finally issued.

In Ankara, that is.

She had already flown over 6,000 miles just to get from Tehran to Toronto, and she was now staring down the barrel of a 10,000-mile-plus trip to go back to Turkey for her visa and then get to MIT’s campus, all while the semester was kicking into gear. That may have been too daunting a prospect for some, but not for her.

“I calculated the hours I was in the airport and airplane: over 30 hours,” she said. “I arrived in Boston, I remember, at 11:30 p.m., then I just thought, ‘Tomorrow, I should go to my classes.’”

Luckily, her family supported her throughout the process.

“I’m so thankful for my parents and my brother — especially my brother — because he believes in me all the time,” she said. “That really helped me go through all the hard times I had to go through to be here.”

Now that she is here, she’s got a lot of big ideas for the future of housing, sustainability, and real estate. She’ll be spending the summer with a Boston-based nonprofit called Preservation of Affordable Housing, assessing units for sustainability goals and updating sustainability criteria.

Going forward, she expressed an interest in staying in Boston long-term, noting its potential to join other cities in becoming “one of the leaders in sustainability.” She’s a believer in policy for effective change-making, and cites New York City’s Local Law 97 (LL97), which requires that large buildings meet certain limits regarding energy efficiency and greenhouse gas emissions, as an example of a law that is “not just a policy” but also makes people think about the city around them.

Ghasemlou also aims to continue to support other women in the real estate fields, and expresses admiration for female industry leaders such as Fidelity’s Suzanne Heidelberger .

“When I see successful women in this industry, I feel inspired and proud of them,” she said. “I really want to see more and more female leaders in the industry.”
